The deal, in plain words.

The numbers here are the numbers on the pricing page, with the arithmetic written out for every size, and every mechanic is written the way it actually works. The parts that are inconvenient for us are printed in the same size as the parts that sell.

Who you are dealing with.

LocalKeel is a brand of Waz Investments LLC, a North Carolina limited liability company. That company is the one you are contracting with.

Where this page says we or us, it means that company. Where it says you, it means the business buying the website.

This is a business purchase.

Everything on this page is sold to a business, for business use. A LocalKeel website is bought for a commercial purpose: to bring your company work.

It is not sold for personal, family, or household use, and it is not a consumer lease.

The three sizes, and the two ways to pay.

Both paths buy the same website. One is a single payment. The other is 30 monthly payments, and completing all 30 makes the site yours.

One page $1,497 once A complete one page site, built to carry the whole business. Or $75 a month for 30 months, $2,250 in total.
Multi-page $2,997 once A page for every service you sell. Working target of about 15 pages. Or $149 a month for 30 months, $4,470 in total.
Full footprint $4,995 once The full footprint of the business, a working target of about 40 pages, plus priority support. Or $249 a month for 30 months, $7,470 in total.

The published price is the price. There are no discounts, no negotiated rates, and no better number for a friend of a friend.

Prices are stated in US dollars. Payment is by card unless we agree something else in writing with you.

You see the site before you pay for it.

We build your site first. Approving that preview is what starts payment, either in full or as month one of the 30 month path.

Until you approve it you owe nothing and you are committed to nothing. On the larger two sizes the preview is a representative build of the core pages, and the rest of the pages follow your approval.

The 30 month path, in full.

You commit to 30 monthly payments. We commit to building your site, publishing it on the domain you own, hosting it, keeping it secure, handling your standard website updates the whole way through, and handing the site to you at the end.

All 30 payments, and the website is yours: hosting included, nothing further required.

  • It is all or nothing. The 30 payments are the only route to ownership on this path. There is no early payoff price, no partial credit for payments already made, and no way to resume a term that has ended.
  • If you stop before the thirtieth payment, tell us and the billing stops. The website comes offline at the end of the month you have already paid for.
  • The payments you made are not refunded and carry no credit toward anything else. They paid for the build and for the service you had along the way.
  • If a payment is missed, you get a 30 day grace period with everything still running, so a card that expired at the wrong moment does not take your website down.
  • After the grace period the site comes offline. It is not deleted.

What owning it means.

If you pay once, the website is yours the day it goes live. On the 30 month path it is yours the moment the thirtieth payment settles. Either way that means the site itself, hosting included, with no further required payments.

Yours from day one on both paths: your domain, the content you give us, and your business data. Those never stop being yours, whatever else happens.

The design and the copy we write for you become yours when the site becomes yours. If a term ends before the thirtieth payment, that design and copy stay ours and are not for use somewhere else.

Your site runs on our managed platform and is not portable to another host. You own the site and everything you brought to it, and it lives where we run it. We would rather you read that here than find it later.

What is included, and where that ends.

Standard website updates are the ordinary changes a site needs: new hours, a service added, a phone number corrected, a page reworded. Here is exactly when they are included.

  • On the 30 month path, every term month includes released standard website updates and support. No separate window stacks on top of it, and moving up a size does not start another one.
  • If you pay once, qualifying standard website updates are included for 30 days from the first successful deployment to your live domain.
  • Care plan months and settled paid subscription periods include released standard website updates as well. A trial month is not a paid period.
  • Outside those windows, a qualifying batch of updates is $149, after we scope it and you approve the price in writing. There is no surprise invoice.
  • Custom work is quoted separately, and it is your call whether to go ahead.
  • Anything we break, we fix free, for as long as we host you.
  • One active request at a time, or one reasonably grouped batch.

Moving up a size.

If you paid once, moving up costs the difference between the two prices, so you are never charged twice for the size you already have.

On the 30 month path, it depends where you are in the term, so we scope it with you at the time rather than printing a rule we would have to bend.

Growth pages are delivered work: they become part of the site you own, and they do not credit toward a bigger size.

The optional subscriptions.

None of these are required. You can buy the website and keep it running without subscribing to anything.

  • Growth, $199 a month. Ongoing expansion of the site you own: new service area pages, city pages and content pages, on page local search upkeep, and the structure search engines and AI assistants read. Cancel any time. It attaches to any size, on either payment path.
  • The care plan, $25, $49 or $82 a month by size. Available once the site is yours, on either path. Three month minimum, then cancel any time. It covers released standard website updates and support. Hosting stays included with ownership whether or not you take it.
  • The AI Office Manager, $297 a month after a 30 day free trial. $0 today, the exact first charge date shown to you before you check out, automatic renewal until you cancel, and no minimum term. You cancel it yourself in the Stripe billing portal, with no phone call.
  • One introductory trial per hosted website, ever. The trial starts only when the service can actually work: your paid website live on your domain, lead routing wired, and you accepting the recurring terms on your private activation page.
  • Cancelling a subscription never touches the website. It stays live, hosting included, with your domain, your content and your data still yours.

Your content.

Whatever you hand us to build with, the logos, the photos, the words, the facts about your business, you are telling us it is yours to hand over and that it is accurate. That matters because it goes on a public website with your name at the top of it.

You keep owning all of it. Giving it to us to publish does not make it ours.

If something you gave us turns out to be wrong, or turns out to belong to somebody else, that is not something we can carry for you. Tell us and we will correct it or take it down.

What we will not build.

We build for legitimate local businesses doing legitimate work. We will not build for an unlawful business, and we will not publish content that is unlawful or that is built to mislead the people reading it.

That is a short list and it is not aimed at anyone. It is written down so nobody has to guess where the line is.

If it turns out mid term that this is what we are being asked to publish, we can end the engagement and take the site offline. The money then works exactly the way this page already says it does: the billing stops, and payments already made are not refunded.

What we do not promise.

We do not promise rankings, traffic, leads, calls, jobs, or revenue. Those depend on your market, your prices and your work, and anyone who promises them is selling you something else.

The AI Office Manager does not answer your phone, does not send text messages, and does not promise you a reply time. It asks for reviews on completed jobs, honest ones only, and what people write is theirs: it does not promise a review count or a rating.

We do not hand you a delivery date we cannot hold. What we do instead is build the site and put it in front of you before you pay for it.

If something goes wrong.

We are a small company selling websites at published prices, so here is the honest edge of what we can carry, written before you need it rather than after.

If we get something wrong and it costs you, the most you can recover from us is what you paid us in the 12 months before the claim. That is the ceiling, and it is the trade that lets these prices be what they are.

We are also not on the hook for knock on losses: profits you did not make, work you did not win, or data you lost somewhere downstream of us.

None of this cancels a promise this page makes you. We fix our own defects free while we host you. Thirty payments still make the site yours. Cancelling a subscription still never touches the website.

The law that applies.

These terms, and any agreement made under them, are governed by the laws of the State of North Carolina.

If we disagree.

The first move is a conversation. Tell us what happened and give us a fair chance to put it right, and we will do the same in the other direction. Most of what can go wrong between us is fixable that way, and quickly.

If it cannot be settled that way, it goes to the state or federal courts sitting in North Carolina, and both of us agree that is where it happens.

Your privacy.

What this site collects, where it goes, and what we never do with it is written out on the privacy page, and that page is part of these terms.

Questions, and changes to this page.

Ask us anything on this page before you buy, on the call or at hello@localkeel.com. If a sentence here is not clear, that is our problem to fix.

If these terms change, the date at the top of this page changes with them. A change applies from the day it goes up rather than backwards, and carrying on with the site or the service after that is how you accept it.

One thing a change can never do is rewrite a deal that is already running. If you are partway through the 30 month path, the terms you agreed to are the terms you finish on.
